A hardworking local couple turned their passion into a successful business, ultimately selling it to embrace the freedom of early retirement. They set their sights to the home on Clayton Lane as their next joint project, with plans of making it their primary residence once their renovations were complete.  Because they already possessed much of the required skills for the project and they had the free time, the couple initially began carrying out the demolition and repairs to the windows, doors, and exterior of the house.  Their work was masterfully done. As they transitioned to begin the home’s interior work, however, the design challenges, layout details, and project complexity became more of a burden than they had hoped for.  They soon returned to the workforce and partnered with us to assist them in bringing their vision into reality. More importantly, they strategically sought out a company that could provide them with a single point of contact, craftsmanship, transparency, thoughtful design, and a warranty that would be unavailable had they continued completing the work themselves.

Project Goals

Fully renovate a 2,200 sqft ranch into a modern, energy-efficient primary residence. Priorities included opening up the living area, designing a gourmet kitchen, expanding and reconfiguring the bathrooms, upgrading all major utility systems, and improving flow, storage, and overall functionality throughout the home.

Axis completed renovations to the customer’s existing home that had previously been demolished down to the studs on the interior. This paved the way for high-performance utility and insulation systems that prioritize energy savings and long-term reliability.  The envelope received a layer of foam insulation while the sewer, water supply, electrical, and HVAC systems were all completely replaced.  Apart from the foundation, framing, and brick façade, this home is completely new. 

Our first design priority was to create an open floor plan by enlarging the opening to the kitchen from the living area.  The kitchen was thoughtfully arranged with the homeowner to support her passion for the culinary arts.  One key feature is the serving pantry area, nestled between the dining room and the kitchen. This includes additional pantry storage and an extended serving and preparation countertop space.  The kitchen’s centerpiece is the large gourmet gas range – perfect for hosting family gatherings.

The adjacent laundry area was remodeled to create an efficient powder bathroom, recessed refrigerator space, and custom cabinets with a large counter space and oversized sink to flank the laundry equipment.

The primary bathroom and suite were rearranged to create an oversized shower, isolated water closet, and relocated walk-in closet. The original floor plan only provided reach-in closets and standard tub and shower space.  Adjacent hallway coat and utility closets were re-oriented and folded into the primary bathroom and closet design to augment the space needs.  The final result provided ample functional closet space with the primary bathroom design to include oversized vanity cabinets and counterspace, oversized shower with bold tile design, and a separate/private water closet.

The hall bath required a unique design solution which involved incorporating some closet space from an adjacent bedroom and relocating the shower and toilet to attain a larger bathroom area while providing additional closet space for the Primary Suite.

The Neighborhood

The Brentwood Estates/Colonial Park area of Wichita Falls, TX, is a mature suburban locality known for its large, well-maintained brick homes, spacious yards, and tall trees. It's generally considered a peaceful and family-friendly area with a strong sense of community. The area's development is linked to the growth of Wichita Falls, particularly after the arrival of the railroad in the late 19th century.

Brentwood Estates / Colonial Park

Five miles from downtown, this area is a community in the southeastern section of Wichita Falls. Residents can walk to Midwestern State University if they want to, as it's less than a mile away, and the city's largest green space, Weeks Park, is just a short walk via a trail system. When they aren't golfing, locals can head to the art galleries at the university, or to Sikes Lake for fishing. One of the area's largest employers, Sheppard Air Force Base, is just 10 miles north. The total duration for this home renovation project was approximately 12 months, beginning in May (Q2) 2024 and concluding in May (Q2) 2025. This included 3-4 months of Project Development (design and preconstruction work), followed by 8 months of on-site construction time.

PROJECT COSTS

The original projected investment range for the scope of work at the beginning of the design phase was between $130/SF and $150/SF. The construction contract was written based on the control estimate of $154/SF.  At project completion, the total investment was $159/SF – an increase of 3.1%.  Material upgrades and minor change requests accounted for most of this increase.

CHALLENGES

During the painting stage, we were hit with a severe Arctic Blast, marked by plummeting temperatures and harsh conditions that significantly complicated the work. This contributed to a longer project timeline, as extended drying times and meticulous workmanship were necessary to maintain a high standard of finish. In addition, the original wood subfloor had multiple layers at differing thicknesses.  This subfloor over pier and beam foundation had numerous “squeaky” areas that needed to be addressed.  To ensure long-term structural integrity and quiet flooring, our team carefully leveled the subfloor and fully fastened it with screws, effectively eliminating current squeaks and preventing future movement.
