Instead, we provide a comprehensive Project Development process where we invest significant time and expertise to understand your goals, develop preliminary designs, and create detailed cost estimates. Because we're providing professional design services and detailed cost planning—not just a quick ballpark number—there is an investment associated with our preconstruction services. However, this does not obligate you to move forward with construction. After each Project Development Review meeting, you'll have the opportunity to evaluate whether the project scope and investment align with your goals. It's important to understand that all design documents remain the intellectual property of Axis Construction and are intended solely for use by Axis Construction for licensing and liability purposes. Since we are not licensed architects, these plans cannot be used by other contractors for construction. If you decide not to proceed with us, you would need to start fresh with another contractor or hire a licensed architect to create new construction documents.
This approach ensures you receive accurate, thoughtful estimates and a well-developed plan. If you choose to build with us, you'll have confidence knowing exactly what you're getting. We'll discuss the specifics of our preconstruction services investment during your initial consultation.
- How much does the preconstruction/design process cost?expand_more

We require an initial deposit of $10,000 to begin preconstruction services. This deposit is used as needed for the development of your project, and any unused funds will be credited to your construction contract if you proceed with us. If the preconstruction work exceeds the deposit amount, additional expenses will be billed accordingly.
Our preconstruction services are billed at the following hourly rates:
- Design Services: $150/hour
- Project Development (estimating, coordination, drafting): $100/hour
Typically, design investment for renovations and additions ranges from 6-12% of construction costs, varying according to project size and complexity. We offer two billing options:
Option A (Standard): Preconstruction services are billed separately via stand-alone invoices, and if you proceed, you'll receive a separate construction contract. Option B (Selective): Preconstruction services are integrated into your construction contract as part of a combined project agreement.
We'll discuss which option works best for your situation during our initial consultation.

When your project requires licensed architects, engineers, surveyors, digital scans, or specialized consultants, we coordinate these third-party services on your behalf. These costs are billed at the actual cost plus 35% to cover our coordination, management, and administrative expenses. The $10,000 deposit is applied toward the actual preconstruction work performed on your project. Any unused portion is credited to your construction contract if you move forward with us. Since this deposit covers real design services, estimating, coordination, and drafting work that we invest in your project, it compensates us for the professional services rendered during the preconstruction phase.
